Designed in 1949 and completed in 1950, the Woolworth Building still remains one of the
most recognized properties in downtown Oxnard.

In 2003 an ambitious redevelopment of the 16,800 square foot property was commenced,
successfully converting the Woolworth Building into top quality retail, commercial, and
restaurant space.  Nearly five years and two millions dollars later, the extensive
renovations and improvements were completed.













No expense was spared.  Most everything in the building from the famous red ribbon sign
to the hardwood floors were restored or renovated to better-than-new condition.  Major
upgrades were made to the electrical (including main panel and meters), plumbing, and
HVAC systems.  There is an alarm system in the building and an elaborate access control
system.  This alarm system can be connected to the access system or professionally
monitored.  

On the first floor, new, ADA compliant, men’s and women’s lavatories were constructed,
painstakingly matching the character and integrity of the building.  In addition, three sets
of windows were engineered and installed on the north side of the building along Fourth
Street, all the while maintaining the exterior character of the property.  Installation of a
new, “green,” energy efficient roof, complying with the California mandated “Title 24
Cool Roof” requirements was completed in March 2008.












The second floor features hardwood floors and a twelve foot ceiling.  A bank of windows
provides abundant light for the various office tenants.  

Architectural features include: a long and relatively low façade accentuated by art deco
features; narrow and wide piers dividing the window bays are terminated by low relief,
geometric elements; incised, angular motifs in the stone panels over each window; and
original steel-framed windows, each comprising two narrow panes with a transom light
above.

The building is a steel reinforced, poured-in-place concrete and brick building.  The
foundation is constructed on concrete reinforced footings.  Steel reinforced I-beams
support the structure and can be found throughout the building.

A downstairs lobby adjacent to the café features the Woolworth Museum.  With hundreds
of rare Woolworth items and photos from stores across the country, the museum has been
praised both online and in the press.  It has working vending machines, an old time photo
booth, and cases and walls filled with history.  A second lobby in the southeast corner of
the building has gorgeous hardwood stairs and a bent wood banister.  This second lobby
provides access from “A” Street to the upper level offices.   

Currently the building is approved for Class “B” occupancy.  Should future tenant needs
necessitate upgrading to Class “A” occupancy, the seller can provide engineered plans for
conversion.    

First level tenants include a Mediterranean Bakery, Home Builder, Bank of America
ATM, and Restaurant.  All first level spaces enjoy giant glass store fronts and fourteen
feet ceilings.  Most restaurant and bakery equipment, including a walk-in refrigerator,
industrial sinks, and production oven are owned by the landlord and included with the sale.

Signage:  The City of Oxnard offers grants and/or loans to businesses in the central
business district that are interested in façade improvement.  The Woolworth Building has
completed the City’s Design Review Committee’s process, and is approved for additional
signage.
